YCC was Stuart’s first private country club.  The waterside campus features a canal that runs directly through the community — offering 99 ocean-access homes, each with a private dock.  Overall there are 540 residences in YCC: 99 on the canal, 60 villas around the Main Gate, and the remaining single family homes, mostly on the golf course.  According to the Realtors Association of Martin County, the prices of canal homes declined, making them an excellent value — average price is $592K, yielding $220/SF — substantially below other private clubs with ocean-access.  SFHs, especially on the golf course, held their value — averaging $240K, yielding $106/SF — delivering the most affordable golf homes of any private golf course in the area.  YCC is particularly attractive, becauce buyers want communities that do not have mandatory club memberships or transaction fees.

The Dick Wilson (Blue Monster and LaCosta) design is a very friendly layout with a prevailing ocean breeze — cooling in summer and delivering warming air off the gulf stream in winter.  The course has some of the finest greens on the Treasure Coast — using Champion Turf.  The course is designed to offer dramatically different challenges from five distinct tees, using the PGA’s Tee It Forward Model.

The membership is an intresting mix of independent business people, former PGA Head Professionals, and golfers who live and work in Stuart.  YCC is the home course for the current private school golf champions.  The diverse membership provides a broader membership base, than more traditional all retiree clubs.  The community does not have mandatory club membership.  The HOA fees (covering a full-time security force, maintenance of public areas, and basic cable) are $210/month.

Social Memberships in the private club are about $175/month and include the Fitness Club and the Swimming Club.  There is a small sur-charge for tennis or croquet.  The Golf Memberships for under 60, are $350/single/month and $400/family/month.  For over 60, the single golf membership is $600/month and family is $700/month.

Equity Memberships Certificates currently are $2K in joining fees and $800/month, including trail fees.  YCC is the most affordable private club in the area.
