The Florida market is dominated by distressed properties.  About half of Florida mortgages are under-water (the amount owed is greater than the current market value).   Hence the best ‘deals’ are coming from Short-Sales, and in 2012, banks are much more eager to clear their books, so the banks are much more will to cooperate than in previous times.  The average Short-Sale is taking between 45 and 60 days.  So if you have time to go through the Short Sales cycle, the savings are between 20% and 25%.
