The builder homes (Retreat and Preserve, for example) sell at a considerable discount to the custom homes. The areas with more custom homes have average prices above $250K and very acceptable Days On Market, indicating a strong demand cycle. Note, The Arbors have very little turnover, but when you include 2010, average sales prices are close to $400K, with long DOM, indicating an unwillingness to sell under their perceived market. This data came from the Realtors Association of Martin County for the period January, 2010 through today.
