Loblolly CC: ‘AAA’ Club

Loblolly Pines Country Club:

Loblolly is actually two clubs, the original yacht club and the newer country club and spa — now combined into a single Country Club.  The P.B. Dye course has a lot more undulation than typical Florida courses, and has won a number of Golf Digest awards.  The Ladies play a long 5,780 yards at a Slope of 132, Men play 6,350 yards at a manly 138 Slope, and the tips are 6,870 yards with a wopping 144 Slope — bring your Double A game for the back tees.  The fairways are Bermuda and the greens are Bent.  There are both carts and caddies.
There are about 275 members, with most living in the townhouses surrouding Loblolly’s private harbor, directly off of the ICW.  There are also a variety of private SFHs around the golf course.  Through the first three quarters of 2011, there have been six public transactions, with an average sales price of $1.35 M, yielding the highest $/SF in the area at $339/SF.   In 2010, the six public transactions averaged $835K, yielding $260/SF, which might be a better indicator of the market.  Data is taken from the Martin County MLS, January, 2010 throgh October, 2011.
Loblolly and Sailfish Point represent the top end of the Stuart area country club market.  Sailfish is larger and has extensive deep sea fishing clients (situated at the St. Lucie Inlet to the Atlantic, along with golf and club sports.  Sailfish SFH home prices average $733K, yielding a $210/SF average.  Loblolly draws more from a mid-western demographic, while Sailfish is more northeast.
